Tenant Fees
In accordance with the Tenant Fees Act 2019, the fees below are the only charges a tenant may be required to pay. All other fees are prohibited.
Holding Deposit
Up to 1 week's rentPayable to reserve the property. This will be withheld if you provide false or misleading information, fail a Right to Rent check, withdraw from the tenancy, or fail to take all reasonable steps to enter into the tenancy.
Security Deposit
Up to 5 weeks' rentWhere annual rent is under £50,000. Up to 6 weeks' rent where annual rent is £50,000 or above. Held against damage and any unpaid rent.
Change of Tenancy
£50 inc. VATPayable when you request a change to the tenancy agreement (e.g. change of occupant). Capped at £50 unless the landlord incurs greater costs.
Early Termination
Landlord's reasonable costsIf you request an early end to your tenancy, you will be liable for any costs incurred by the landlord as a result, up to the point a new tenant is found.
Unpaid Rent
3% above Bank of England base rateInterest charged on rent overdue by more than 14 days.
Lost Key / Security Device
Reasonable cost of replacementYou will be required to cover the cost of replacing lost keys or security devices.
